What does a service include?
In a typical service a vast array of checks and cleaning operations are carried out to ensure the smooth operation of your system.
Temperature monitor
Full temperature assessment of indoor and outdoor fan coils to monitor health of system.
Filters cleaned and protected
Our engineers will ensure your system is cleaned properly using our unique antibacterial foam and spray.
Outdoor coils cleaned
Using our special coil cleaner all outdoor units are thoroughly cleaned and protected.
Service & Maintenance
Service Checklist
Inside Unit
Condensate Pump
- Check operation of condensate pump.
- Locate collection reservoir tank and clean out any dirt.
- Check pump operation with clean water. Refit these items.
System Operation
- Confirm that system is in accordance with design parameters (temperatures air on/off coil etc).
- If poor performance check refrigerant charge is adequate (any deficiency implies a possible leak).
Condensate Drains and Drip Tray
- Check condensate drain is clear and clean.
- Disinfect tray and trap with antibacterial disinfectant.
- Drain and thoroughly flush tray and trap in condensate tray.
- EXTRA – If the unit is older, the tray may need removing and replacing (this is at an extra charge).
EXTRA – Refrigerant Leaks
- NOTE: This is outside the scope of the basic maintenance check – if a leak is found on the system following repair work is involved: Remove gas from the system & pressure- test system to find leaks. Repair & retest until satisfactory. Check existing refrigerant suitable for returning to system; if so recharge system and top up as necessary.
Fans and Motors
- Where applicable: Check bearings and lubricate as necessary.
- Clean fans where possible without removal.
- EXTRA – If the fan needs removing to be cleaned due to age or poor condition, this will be charged as an extra.
Evaporator Coil Fins
- Check for damage and/or dust accumulation clean with antibacterial coil cleaner.
General Cleanliness
- Wipe clean unit casing with appropriate cleaner.
Pipe Thermal Insulation
- Check condition where possible and visible.
- EXTRA – Repair and reseal as necessary, this will be charged as an extra.
Controls
- Clean and check operation of all thermistors and sensors.
Electrical Connections
- Check for damage to wires and connections.
- Tighten all terminal connections on unit and local isolator.
Air Filter Elements
- Remove and clean or replace as per manufacturers recommendations.
- EXTRA – If filters need replacing due to contamination, this will be charged as extra.
Outside Unit
Compressor
- Check for undue noise or vibration and high or low cylinder head discharge pressure.
Controls
- Clean and check operation of all unit controls, sensors and any safety devices.
Fans and Motors
- Check bearings and lubricate as necessary.
Condenser Coil Fins
- Check for damage and/or dust accumulation. Clean as necessary. Comb find if necessary.
General Cleanliness
- Clean surfaces of compressor and components of condensing unit. Wipe clean unit casings
Refrigerant Pipework
- Check for damages.
- Check condition where possible and visible
- EXTRA – Repair and reseal as necessary, this will be charged as an extra
System Operation
- Confirm that it is in accordance with design parameters.
Electrical Connections
- Check integrity of electrical insulation for damage to wires and connections Isolate and inspect for signs of overheating.
